An hour on site, room by room. We tell you what buyers in your street respond to and what is worth spending money on before we list. Sometimes the answer is nothing.

Set the number
A price built from the last six months of sales within a few blocks of you, not from a wish. You see the comparables we used and why we weighted them.

Prepare and photograph
Staging advice, a proper photographer, floor plans and a video walkthrough. Nothing goes live until the listing looks the way the house deserves.

Negotiate and close
We handle offers, subject removal and the paperwork, and you get a call after every showing whether the news is good or not.
